Property Condition Assessments (PCA)
What does a Property Condition Assessment involve?
A Property Condition Assessment involves architectural and engineering (mechanical, electrical, plumbing, and fire/life safety) evaluations of existing building systems and site improvements to assess their physical condition, general code compliance, capacities/adequacies, repair and maintenance issues, recommended replacements, capital expenditures, and opinions of probable costs for corrective action.
Investors rely on Property Condition Assessments (PCA) to provide information and analysis of the physical condition of a property, and to minimize the risk associated with acquisition. With this PCA inspection we will discuss how the investigation, inspection, research, and analysis of the physical portions of the building and site are used to assess the current condition, remaining useful life, and cost estimates for the repair and/or replacement of individual components and systems.
This is what's being evaluated in a Property Condition Assessment (PCA):
- Structural and building envelope integrity
- HVAC and other mechanical and electrical systems
- Fire and life safety provisions
- Architectural features and systems
- Zoning and building code compliance
- ADA Audit (Americans with Disabilities Act)
- Site work, paving, landscaping, and utilities
